As the name would imply, this south-facing house is situated on the seaward edge of Polruan overlooking National Trust land and has superb views out to sea and across the harbour mouth to Readymoney cove. From the sitting room, main bedrooms, patio and garden you can watch all the passing ships and boats and observe the stunning coastal scenery out towards Gribbin Head and beyond.

Southcliff provides a high standard of accommodation that is both comfortable and practical. The coast path to Lantic Bay is within twenty-five yards and the village shops, inns, quays and the passenger ferry to Fowey are within six hundred yards.

Upstairs, there are three bedrooms. The master bedroom has excellent panoramic sea views, a king size bed and an en-suite room with shower, toilet and washbasin. A second double bedroom also has excellent sea views. There is a third bedroom with two single beds adjacent to a family bathroom with shower, separate bath and washbasin. There is also a separate toilet. The fourth bedroom is downstairs and has two single beds, lovely views and is adjacent to a shower room with shower, toilet and washbasin.

Downstairs, the generous sitting room has a large window looking out to sea, a range of comfortable seating, flat screen television, a DVD player and stereo.

There is a large kitchen/diner with a dining table for eight, modern well-equipped kitchen with an electric oven and hob, larder fridge, microwave and dishwasher. From the kitchen, a door leads to a large tapering utility room with a washing machine, tumble dryer, fridge/freezer and cloakroom. Double glazed French doors open onto a generous patio area (patio furniture and barbecue provided) with amazing views out to sea.

Outside there are front and rear gardens. The rear garden has great views and is laid to level lawn which ends with a low retaining wall. It is therefore recommended that small children are supervised at all times.

There is parking for two cars at the side of the property. Wireless broadband is available for visitor's free use.

Southcliff has oil-fired central heating. The cost of all heating and electricity is inclusive. Bed linen and towels are supplied. Wireless internet is freely available for visitors who bring their own laptops.
